The long-awaited plan for North King’s Town are finally coming to Planning Committee this Thursday, December 5th. You can find the 327 page report here.
The proposal calls for new zoning in the area “generally described as John Counter Boulevard and the Canadian National (CN) rail line to the north, the Great Cataraqui River to the east, Colborne Street and Bay Street to the south and Division Street to the west. There are no changes to the Belle Park Master Plan in the report and Belle Island was excluded from the study area.

Building heights will vary from 4 to 15 storeys with 20 storey building foreseen in one area.
Here is the potential development of the Montreal Street and Counter Boulevard intersection in the report.
Parking will be reduced to 0.4 spaces per unit and 0.03 visitors spaces in new construction.
The report says that water and sewage services will need upgrading and electricity and gas services are expected to be adequate for all the possible new units.
$65,000,000 will be required for transportation upgrades.
The report does not mention:
natural heritage
where the park space for all the new residents will be
how much money is required to compensate for brownfield development
how the possible impacts of climate change, e.g. flooding, have been taken into consideration.
The public meeting is a chance to ask questions and find out more.
I’ll be reading the report to see if traffic issues are addressed. That corner was a nightmare when the causeway was out of commission, and thus proposed density will add a huge burden of traffic there again.
